What changed for 2026

  • The federal tax credit is gone. The 25C energy-efficient home improvement credit ended for windows installed after December 31, 2025. Any sales pitch that calls a window "tax-credit eligible" in 2026 is out of date.
  • Utility rebates are small but real. Consumers Energy lists $15 per window for units with a U-factor of 0.27 or lower or an ENERGY STAR Northern rating. DTE lists $15 per unit for gas or gas/electric customers. Check requirements and deadlines with your utility; the Michigan window rebates guide has the details.
  • A newer residential code. The 2021 Michigan Residential Code took effect August 29, 2025. That matters most for egress windows in basements.
  • Higher historic review fees, still modest. Grand Rapids' fiscal 2027 schedule puts a staff-level Certificate of Appropriateness at $27 and a full commission review at $92.

Three Grand Rapids house types, three budgets

About 37.5% of homes in the city of Grand Rapids were built before 1940, and the median home dates to 1953. The suburbs are newer: Wyoming's median is 1969, Kentwood's 1983. Here is how the published ranges play out on typical houses. These are planning numbers, not quotes.

Example budgets built from Fixr January 2026 ranges (window plus labor). Not quotes.
HouseAssumptionsPlanning range
1920s bungalow, city neighborhood10 vinyl double-hungs, first and half storyAbout $5,000–$11,000, plus any rot, trim and lead-safe work
1960s ranch, Wyoming or Jenison12 vinyl windows plus one bay in the living roomAbout $6,900–$17,700 ($6,000–$13,200 for the 12, $900–$4,500 for the bay unit), plus bay labor of up to $800
1990s two-story, Rockford or Ada20 fiberglass windows, some on the second floorAbout $11,000–$36,000, depending on size, glass and access

The spread is wide because the per-window ranges are wide. The first quote you get will narrow it fast. Fixr's whole-house figures ($8,000–$12,000 for a one-story home with 10 to 15 windows) are a useful sanity check for the bungalow and ranch.

What pushes a Grand Rapids quote up or down

  • Frame material. Vinyl is the budget choice; fiberglass and wood cost more per unit.
  • Glass package. Triple-pane, low-E coatings and gas fills add cost. See triple-pane vs double-pane for Michigan.
  • Insert vs full-frame. An insert sits inside the old frame; full-frame removes it to the studs. Full-frame costs more but lets the installer fix hidden rot and air leaks.
  • Rot and trim. Old wood sills on pre-war houses often hide soft spots. Ask whether rot repair is priced in or billed later.
  • Lead-safe work. If your home was built before 1978, federal law requires the installer to be an EPA Lead-Safe Certified Firm (EPA runs this program in Michigan). Containment and cleanup take time and show up in the price.
  • Historic district review. In Heritage Hill and other local districts, in-kind wood replacement and the review process add cost and time. Read the historic district window rules before you collect quotes.
  • Upper floors and access. Second-story and dormer windows take ladders or staging and more labor.
  • Egress digging. A new basement egress window with excavation and a well is a different project with its own budget.

Is a "sale" price really cheaper?

Fall and spring promotions often advertise a big percentage off. Those offers usually depend on a high list price, a minimum number of windows, or labor that isn't included. The number that matters is the total installed price for the same windows, so compare that. Our post on how window sale pricing works walks through the pattern.

Before you sign anything: In Michigan, a contractor replacing windows on your home generally needs a state residential builder or maintenance & alteration license (jobs of $600 or more). Ask for the license number and check it on LARA's license lookup (or call 517-241-9316). An unlicensed contractor can't sue to collect or file a lien (MCL 339.2412), which is one more reason to check. And if you sign a contract at home, Michigan law lets you cancel until midnight of the third business day (MCL 445.112).

How to get an accurate number for your house

Online ranges get you in the ballpark. A real number needs someone to measure. Get written quotes from at least three companies, as Michigan's licensing agency recommends, and make sure each one spells out the frame, glass, installation type, trim work, permit and lead-safe steps. The quote comparison guide has a side-by-side checklist, and the process page explains what happens from request to install day.

Frequently asked questions

How much does it cost to replace windows in Grand Rapids, MI in 2026?

Published ranges run from about $342 to $461 per window for a basic vinyl unit in Grand Rapids (homeyou, September 2026) up to a national average near $800 per window installed (Fixr, January 2026). Most whole-house jobs land in the thousands, so get written quotes for your own windows.

How much does it cost to replace 10 windows?

Using Fixr's January 2026 vinyl range of $350 to $800 per unit plus $150 to $300 labor, ten standard vinyl windows work out to roughly $5,000 to $11,000. Fiberglass, wood, bays, upper-story access and rot repair push the number higher.

Is there a tax credit for replacement windows in 2026?

No. The federal 25C energy credit ended for windows installed after December 31, 2025. Consumers Energy and DTE list $15-per-window rebates for qualifying windows, so check eligibility with your utility before you order.

Why do Grand Rapids window quotes vary so much?

Quotes differ on frame material, glass package, insert versus full-frame installation, how much trim and rot repair is included, lead-safe work on pre-1978 homes, and permit or historic-district steps. Line those items up side by side before comparing totals.
