Cost

How much does window replacement cost in Grand Rapids, MI?

homeyou lists a basic, entry-level vinyl window installed in Grand Rapids at $342 to $461 (Sep 2026). Fixr's national average is about $800 per window, typically $450 to $1,200 (Jan 2026). Those are published ranges, not quotes. Material, size, triple pane, story height, rot and lead-safe work move the real number. See the cost guide.

What does it cost to replace all the windows in a house?

Fixr (Jan 2026) puts a one-story house with 10 to 15 windows at about $8,000 to $12,000, and a two-story house with 15 to 30 windows at about $12,000 to $24,000. Bay and bow windows, egress, rot repair and historic-district matching are the usual reasons a Grand Rapids quote lands above those ranges.

How many quotes should I get?

Michigan's licensing agency, LARA, suggests getting written estimates from at least three contractors. Make sure each quote names the same things: window line, glass package, insert or full-frame installation, trim, rot allowance, warranty terms and who handles permits. Otherwise you are comparing totals for different jobs.

How should I pay for a window job?

LARA's consumer tips say not to pay for the entire job upfront and not to pay in cash, and describe a common pattern of one-third upfront, one-third midway and one-third at completion. Window orders often need a deposit because units are made to order; get the deposit amount and refund terms in writing.

Materials & glass

Vinyl or fiberglass for West Michigan winters?

Both are used widely here. Vinyl is usually the lower-cost option, and quality varies a lot between lines. Fiberglass costs more but is stiffer and moves less with temperature, which some homeowners prefer for large or dark-colored windows. The glass package and installation quality matter as much as the frame. See vinyl and fiberglass and wood.

What's the difference between insert and full-frame replacement?

An insert (pocket) window fits inside the existing frame, keeping interior trim and costing less. Full-frame replacement removes the old frame down to the rough opening, which costs more but lets the installer fix rot, insulate the gap and get more glass area. In older Grand Rapids houses, the condition of the sills often decides it.

Are triple-pane windows worth it in Grand Rapids?

Often worth pricing. Grand Rapids averages about 6,408 heating degree days and 133 freezing nights a year, and Kent County is in Climate Zone 5A. Triple pane adds cost and weight, so compare U-factors on the label rather than pane counts. Kent County is almost certainly in ENERGY STAR's Northern zone (U-factor 0.22 or lower); check the label.

Can foggy double-pane glass be fixed without replacing the window?

Often, yes. Fog between the panes means the seal on the insulated glass unit has failed. If the frame and sash are sound, a glass shop or installer can usually replace just the glass unit, which Fixr puts at about $150 to $600 (Aug 2025). See foggy glass repair.

Historic districts

Do I need approval to replace windows in Heritage Hill?

Yes. In Grand Rapids local historic districts, including Heritage Hill, Heartside, Cherry Hill, Wealthy Street and Fairmount Square, exterior window work needs a Certificate of Appropriateness before work starts. Starting without one violates City Code Chapter 68 and can bring a stop-work order. Holland's historic districts have their own approval process.

Are vinyl windows allowed in Grand Rapids historic districts?

Don't assume so. The city's 2026 guidelines put repair first and require replacement windows to match the originals in design, dimensions, material and operation when a window truly can't be repaired. Snap-on, interior-only and between-the-glass grids are not allowed. Substitute materials are considered case by case by the commission, with no guarantee.

Are old wood windows with storms as efficient as new windows?

The City of Grand Rapids' historic preservation guidelines say a weather-sealed historic window with a storm window is just as energy efficient, if not more so, than a new insulated window. That is the city's position. Wood or aluminum storm windows get a quick staff-level review, which makes them the easiest upgrade in a district.

How much does historic review cost and how long does it take?

A staff-level Certificate of Appropriateness costs $27 and a full commission review $92 (City of Grand Rapids, 2026). The city says staff reviews typically take one to two days, while commission reviews can take two to four weeks because the commission meets monthly. City staff also offer free window assessments. See the historic window guide.

Michigan rules: licenses, permits, lead

Does a window contractor need a license in Michigan?

In Michigan, a contractor replacing windows on your home generally needs a state residential builder or maintenance & alteration license (jobs of $600 or more). Ask for the license number and check it on LARA's license lookup (or call 517-241-9316). Under MCL 339.2412, an unlicensed contractor can't sue to collect payment or file a lien, which is one more reason to check before you sign.

Do I need a permit to replace windows in Grand Rapids?

Sometimes. Enlarging an opening or cutting an egress window requires a building permit. Whether a same-size replacement needs one depends on the city or township and the scope, such as insert versus full-frame. Ask your installer to confirm with the Grand Rapids Development Center (616-456-4100) or your local building department.

When does a Michigan basement need an egress window?

Under the Michigan Residential Code, basements with habitable space and every sleeping room need at least one emergency escape opening, such as an egress window. Egress work requires a permit and must meet Michigan Residential Code sizing. The 2021 Michigan Residential Code took effect August 29, 2025. See the egress guide.

My house was built before 1978. What lead rules apply?

If your home was built before 1978, federal law requires the installer to be an EPA Lead-Safe Certified Firm (EPA runs this program in Michigan). Window replacement disturbs painted sashes, stops and trim, so containment, cleanup and verification are part of the job. Ask every installer for the firm certificate. Grand Rapids rental owners should also know the city's rental lead-paint rules.

Can I cancel a window contract I signed at home?

If you sign a contract at home, Michigan law lets you cancel until midnight of the third business day (MCL 445.112). The seller has to give you a written cancellation notice. Business days are Monday through Friday, excluding listed holidays. Be wary of any price that only exists if you sign the same day.

Energy & rebates

Is there a federal tax credit for windows in 2026?

No. The federal 25C energy-efficient home improvement credit ended for windows installed after December 31, 2025. Be cautious of any 2026 ad that still promises a federal credit on new windows. Utility rebates are the remaining incentive for most homeowners.

Do Consumers Energy or DTE give rebates for windows?

Both list $15-per-window rebates. Consumers Energy requires a U-factor of 0.27 or lower or an ENERGY STAR Northern rating. DTE's rebate is for gas or combination customers who meet its requirements. Check current rules and deadlines with your utility. Michigan's MiHER program is income-based and whole-home, and doesn't name windows.

Why do my windows sweat or frost up on the inside in winter?

Warm, humid indoor air hits cold glass and condenses, and on very cold nights it freezes. Older single-pane and aluminum windows are worst. Lowering indoor humidity and running bath and kitchen fans helps. Moisture between the panes of a double-pane unit is different: that's a failed seal. See condensation and frost.
